Owner's Cancellation Policy :
  • Notice of cancellation by Guest:  Notice must be in writing and sent by U.S. Mail OR email.  If sent by email, the email must be acknowledged by the staff at Keys Holiday Rentals.  The date of acknowledgement by Keys Holiday Rentals will determine the date of notice. 
  • $150 cancellation fee is charged if written notice is received 61 – 89 days prior to arrival. Balance is refunded minus non-refundable charges and pre-paid insurances – travel or accidental damage.
  • $300 cancellation fee is charged  if written notice is received 60 days or less prior to arrival AND we are able to find another tenant for the same time period minus the non-refundable charges and pre-paid insurances – travel and accidental damage.  
  • No refunds if written notice is received 60 days or less prior to arrival and we are not able to find another tenant for the same time period.   
  • No refunds for early departure for any reason.
  • Notice of cancellation by Keys Holiday Rentals:  If it becomes necessary for Keys Holiday Rentals to cancel a reservation due to unforeseen circumstances, Keys Holiday Rentals will notify Guest promptly and refund 100% of all deposits and payments except insurances.  Immediate notice will be given by phone and/or email and followed by written notice via Certified Mail to address on the Rental Agreement.

Rate Details:  $3100 to $4500/month (plus taxes and fees) depending on season.   *Monthly Rates are calculated from the 1st day of the month to the last day of the month.  If your plans are for less than a month we may be able to help.   Please call the office.    Additional Charges    $200 departure cleaning fee; $200 processing fee and 12.5% state and local taxes.   Refundable Security Deposit:  $500 with Accidental Damage Insurance or $1000 without.  Utility Caps/Mo:    $150 electricity.   Condo Association Charges:  There is a required application and a fee of $100.

Had a Great Time! We Will Be Back!
We had a great time the apartment was of course wonderfully furnished and appointed. One week during our stay we had our son, daughter in law and 2 grandkids visit and did lots of fun stuff. A visit to Sombrero Beach, the aquarium in Marathon, a day at Founders Park etc. Lazy days and the Twisted Shrimp are our favorite dinner haunts Mangrove Mikes, the whistle stop and Chads were great places for lunch or breakfast. But there are so many great places here it’s really hard to pick favorites. We will be back next year and hopefully for years to come. Thanks to Keys Holiday Rentals team especially Dianne, Andi and Dick who really went out of their way to accommodate our every wish. We would not want to chance any other way to stay here at the Palms in Islamorada. The Palms is a great place to stay the view can’t be beat and the staff of the Palms was fun to work and play with after hours. Don, the property manager and his lady Dawn made a big hit with us. They recommended restaurants and happy hour spots!
